A pre-design study establishes what can realistically be built or renovated on a specific property. It reduces the risk of unexpected restrictions, additional costs and delays.
More about the service
We review title documents, cadastral plans and diagrams, the applicable general development plan and detailed development plan. We analyse the land designation, building type, density and intensity, minimum landscaped area, permitted height, setbacks and building lines.
We investigate access to the property and the options for connection to the electricity and water networks, as well as the availability of sewerage. Where required, we identify the need for a geodetic survey, engineering-geological report, a new or amended detailed development plan and other initial data.
The result is a clear initial assessment of the property’s potential and a list of the actions required before concept and technical design begin.
